Any property value is related to location, and doing your research should focus primarily on that alone. You have lawyers for figuring out whether a house is clear of a lien on it, etc., so leave that type of thing to a lawyer and target your research to the location the physical property stands in. From there, whether it's commercial or residential property, find out the demographics of the area to figure out the incomes of those living there and the prospects for growth. There's really not more to it than that other than the obvious condition of the property you're interested in buying.
