A property easement is a non-equitable right to access or use a piece of property. For example, a large parcels of land may be subdivided into separate lots, owned by separate individuals. But each owner will likely have an easement over the other parcels in the shape of a road. Without that easement they would have no legal way to enter and exit their property. Easements are commonly used for sidewalks, driveways and other forms of entry and exit. They can also be used for fencing and property line definition.
