Real estate development financing is financing that allows for the acquisition, improvement, or otherwise altering of real estate. Real estate development financing can be tricky. Often the value is based on future appraisals, meaning that for at least a limited amount of time, the lender is in a very risky position. This is why usually the full loan amount isn't given at once, but in installments called draws.
