You should apply before looking at any homes. The reason is until you know how much home you can buy you might be setting yourself up for a big disappointment. In addition, any professional Realtor will not take you to look at homes unless you are pre qualified. So, find yourself a lender, get pre approved, learn how much home you can buy then go find the home of your dreams!

Before you start shopping for a house. In the good old days there were lots of different types of mortgages so you could be reasonably sure that you a lender would have something that would allow you to buy a house. That's all changed and their are only three lenders now. FHA, Fannie Mae and Freddie Mac. They have strict guidelines and either you qualify or you don't. There aren't any other alternatives. So if you want to buy a house don't waste your time or anyone else's time until you have a firm commitment for a mortgage.
